From raw land to a build-ready pad — the phases of site preparation and what to expect at each step in the Lowcountry.

Before a single foundation is poured, raw land has to be turned into a stable, well-drained, build-ready site. Site preparation is where every successful project really begins. Here is what the process looks like from start to finish.

1. Site evaluation and permitting

It starts with understanding the land — the trees, terrain, soils, drainage patterns, and any protected features. This is also when permits are identified and secured, including tree-removal and land-disturbance permits common throughout the Lowcountry.

2. Clearing

Next, the build area is cleared of trees, brush, stumps, and debris — often selectively, to preserve specimen trees and buffers. Cleared material is recycled into mulch and topsoil rather than landfilled.

3. Erosion and sediment control

Before major earthwork, erosion controls like silt fence and turbidity barriers go in. In the flat, sandy Lowcountry, keeping soil on-site is both a code requirement and good practice.

4. Cut, fill, and rough grading

The land is shaped through cut-and-fill operations and rough grading to establish the right elevations and slopes — setting up positive drainage away from where structures will sit.

5. Drainage and utilities

Stormwater systems, swales, and underground utilities (water, sewer, storm, electric, and telecom) are installed at this stage, before the surface is finished.

6. Final grading and the build pad

Finally, finish grading creates a smooth, precise, compacted building pad ready for foundation work — along with access roads and driveways as needed.
